
Who's Behind This
I'm Kevin Havard. I've been passionate about real estate and finance since I was 12 years old, and I've spent over 25 years building and managing technology systems. MortgageLoans.net brings those two things together: deep subject matter interest backed by the technical ability to build something better than what exists.
Most mortgage content online is published by lenders, lead generators, or ad-supported media. The information is often useful, but it is shaped by business models that depend on connecting borrowers with financial products. I built MortgageLoans.net outside that model. The content serves the reader, not an advertiser.
What We Publish
The site is organized into three main sections:
Knowledge base - Topic hubs covering qualification and income, credit and risk, loan programs, costs and financial mechanics, insurance and protection, the mortgage process, special situations, regulatory framework, home equity, reverse mortgages, investor financing, and property types. Each page is structured consistently: summary, key takeaways, how it works, contributing factors, required documentation, and FAQ.
Calculators - A suite of mortgage calculators built around specific decisions borrowers face: monthly payment, affordability, debt-to-income ratio, closing costs, PMI, rent vs. buy, refinance break-even, amortization, down payment comparison, and others. Each calculator runs locally in the browser with no data collection.
State guides - State-level mortgage reference pages covering conforming loan limits, property tax rates, transfer tax structures, and state housing program context sourced from FHFA, state housing finance agencies, and county-level data.
Editorial Process
